2. What do we need to do to get the house ready to list? 

Usually decluttering, deep cleaning, a few minor touch-ups, maybe some fresh paint or staging to make it feel welcoming to buyers. 3. How can showings be scheduled without too much disruption?

If it makes things easier for your family, we can stick to 24-hour notice for showings-that's often the best option and completely okay. 5. In the event of a spousal buyout, how can I help? 

If one spouse is buying out the other, you may not need me for the current home sale, but I'm happy to recommend a couple of trusted, local home appraisers you can choose from to get a fair, current value. Once the buyout is agreed upon, I'd be glad to help the buying spouse find a new home that fits their budget, needs, and lifestyle-whether that's something smaller, closer to family/school, or a fresh start. I'm here to help make that next step feel positive.

6. If one person has already moved out, how does that change selling? 

An empty or half-empty house can show really well, but we work together to stage it so it doesn't look obvious that someone has moved out-keeping it warm, lived-in, and appealing to buyers. If needed, I offer a complimentary stager to help set things up nicely. I'm here to help make the home feel inviting again.

7. How do we handle personal belongings and stuff inside the home before listing? 

This part can be really emotional, especially for children who may feel attached to their things or their space. Keeping in mind how the kids will feel about their belongings and their rooms is important-we can talk about gentle ways to pack, stage, or reorganize their areas so they feel included and heard. I can share ideas to help them cope, like letting them choose a few special items to keep visible or creating a "moving box" just for their favorites.
